Without a day’s wear since being built in 2017, this rendered brick house with a Colorbond roof exudes quality and grace from every corner. Being on a large 700sqm block and fronting the Fairway, there is a generous sense of space.
Externally, the subtle hints to the high internal specifications are apparent by the feature horizontal timber batten between plate and roof height, together with the oversize double garage, bin storage area, trailer nook and ‘U” driveway.
The sheltered entrance portico, graced with reticulated pot plants and a timber ceiling, leads into a generous foyer via a solid and wide entrance door, which then leads to a wide entrance hall with a generous wall for artwork, a shelf and long display cabinet. The view to the Fairway is cleverly managed by a feature wall at the end of the hallway.
The main kitchen/living/dining area looks over a wide outdoor area via stacking sliding doors with a quality outdoor kitchen, semi-enclosed with retractable blinds, which looks out over the 7th and 8th Fairway with no hint of houses in the distance.
The kitchen/living/dining area features a large island bench, incorporating a breakfast bar with cleverly designed drawers to cater for things like cutting boards, as well as the usual plates and cutlery items. The main kitchen also features a high glass splashback plus a stone section as a visual enhancement, stainless steel 900mm Miele gas hotplate, 900mm stainless steel Smeg oven and a built-in rangehood with quiet fan in the roof, rather than in the extractor unit. In addition, there is a double sink, Bosch dishwasher and ample power points including USB outlets. A large scullery is a feature particularly worth noting, which comprises an additional sink, rangehood, a second Bosch dishwasher, broom cupboard, plumbing for refrigerator, appliance bench and further cupboard space. All benchtops are stone.
Throughout the house, high ceilings are a notable feature with the recessed ceiling area in the lounge beautifully lit for effect.
The master suite, which is wired for TV, has a massive walk-in wardrobe with shoe racks and suitcase shelf and a generous en-suite with a quality spa, twin vanity unit, large shower recess and heated towel rails. The en-suite has direct access to the side yard area and looks out over the Fairway.
Immediately adjacent is a large guest’s powder room with easy access to the living area.
To the left of the entrance foyer are three minor bedrooms with a three-door linen press in the hallway. Bedroom two houses a queen size bed and has a built-in wardrobe and a built-in desk/TV shelf. Bedroom three is set up as a guest bedroom with a queen size bed and bedroom four houses two single beds with ease.
The family bathroom has a shower recess, vanity and bath with heated towel rails. Once again, the five-switch control to lights, fan, heated towel rails and heater exemplify the thought that has gone into the design.
A second powder room is adjacent to the family bathroom.
The laundry, which is accessed off the scullery, has a built-in ceramic trough and built-in cupboards and leads to an exposed aggregate path and drying area plus gas bottle storage area.
There is a feature fence made of reinforced steel mesh to approximately 2.2m with a jasmine creeper, reticulated and cultivated to give a green backdrop as against a Colorbond fence façade.
The TV/ theatre room is adjacent to the living area and has windows with blinds to manage the visual impact to the main living areas.
Storage internally is reserved entirely in its own room, which could be converted into a first-class cellar if desired. This area houses the circuit breaker board, modem control and wiring headquarters and is adjacent to the large office where a solar skylight sheds ample light throughout and has a full wall of built-in work space
The expansive garage is both wider and longer than the norm and incorporates a collection of wine storage refrigerators, shelving suspended from the roof so as not to use valuable floor space, a roof storage area with lights plus retractable ladder for suitcase and other bulky storage items. There are power points literally every few metres and electric roller door access to the rear yard allowing direct access to the golf course for a golf cart.
Other features include:
• Ducted reverse cycle air conditioning throughout the house with an over specified unit.
• The lighting is brilliant and designed to allow internal lights to be managed from several points in the house i.e. internal lights can be turned off as though they were a bed side lamp.
• There is an outside hot and cold shower and recess with basin
• Automatic reticulation system plus landscaping with synthetic lawn, lemon trees and emerging shrubs to camouflage the north eastern fence
• Internal doors are both solid and wide which exudes a feeling of quality about the entire house
• Expansive Fairway views take in both the 7th and 8th Fairway and a paperbark/peppermint woodland to separate any visual interference from houses on the other side of the Fairways
• Two whirlybirds for roof ventilation
• Wiring to modem from the kitchen
• ‘Hunter’ brand ceiling fans
• Quality floor tiles
